My block has an EMO7 (Erosion Management Overlay). Can you still build on it?

Yes. While many volume builders avoid these blocks due to the complexity, we specialise in them. We work directly with leading geotechnical engineers to design footing systems that comply with council regulations without blowing your budget. We view slope-affected sites as an opportunity to create a unique home with spectacular views, not as a problem to be avoided.

Do I need to have my own architectural plans before I contact you?

No, but it helps if you do. We are happy to get involved at any stage.

- If you don’t have plans: We can connect you with our network of award-winning local architects and designers who understand the SKB standard. Getting a builder involved during the design phase is actually the best way to keep your project on budget.

Why is a custom build more expensive than a volume builder’s quote?

Volume builders rely on standardised plans, lower-grade materials, and speed. They often exclude site costs, retaining walls, and premium finishes from the base price to look "cheap." At SKB, we build bespoke homes. Our price includes higher quality timber, structural steel for open-plan living, superior insulation, and the complex site works required for Peninsula blocks. We don’t compete on "cheapest price"; we compete on "best value" and longevity.

What does "Turnkey" actually mean?

"Turnkey" means we manage the entire project scope. Many builders only build the house and leave you with a mud patch. We can manage the swimming pool, driveway, fencing, and landscaping. Our goal is for you to be able to turn the key, walk in, and start living immediately—without needing to hire five different trades after handover.

How long does a custom build take?

Timelines vary based on the complexity of the site and the size of the home. However, a typical custom build on the Peninsula takes between 9 to 14 months from the time construction starts. We provide you with a detailed Gantt chart at the start of the project so you always know exactly what is happening and when.

Can you give me a price per square metre?

We advise caution with "square metre rates" as they are often misleading in custom construction. A garage costs significantly less per square metre than a kitchen with stone benchtops and high-end joinery. Instead, during our Feasibility Consultation, we look at your specific site and requirements to give you a realistic budget range based on current 2026 market data.

Why do you charge for a Site Feasibility Consultation?

Free quotes are usually guesswork. Our Feasibility Consultation is a professional service where we invest time analysing your specific block, checking planning overlays (like Bushfire or EMO7), and assessing site access. This small upfront investment protects you from designing a home that can’t be built or buying a block that will cost a fortune to develop.

We are Mornington Peninsula locals. We build primarily in Mount Eliza, Mornington, Mount Martha, Sorrento, Portsea, Blairgowrie, and Flinders.
